Fifth place is a tie, so the table lists both lenders at 4.49% insured. Week over week versus our published week-40 best quote for each of these 25 lenders, no lender cut its 5-year fixed rate. Twelve raised their best quote and the other 13 were unchanged. The average of those best-per-lender quotes moved from 4.65% to 4.73%. That is a broad, modest drift upward in fixed quotes. Fixed quotes still move with bond yields.

Coast Capital Savings rose 0.30 percentage points, from 4.21% to 4.51% insured, and left last week's top five. Alterna Bank rose 0.25 points to 4.69%. CIBC rose to 4.79%, Manulife Bank to 4.79%, Equitable Bank to 4.89%, Home Trust to 4.99%, Simplii Financial to 5.14%, and TD Bank to 5.34% โ€” each up 0.20 points. Butler Mortgage rose 0.15 points, from 4.14% to 4.29% insured. Wealthsimple rose 0.10 points to 4.44%, and Meridian Credit Union rose 0.10 points to 4.59%. National Bank of Canada rose 0.05 points to 5.04%. ATB Financial was unchanged at 4.14% insured and remains the lowest quote. CMLS Financial and True North Mortgage were unchanged at 4.49% insured.
