Markham buyers pay Ontario land transfer tax on the purchase price. Brackets (from Ontario’s Ministry of Finance) are 0.5% on the first $55,000, 1% on $55,000–$250,000, 1.5% on $250,000–$400,000, 2% on $400,000–$2 million, and 2.5% above $2 million. Eligible first-time buyers can receive a provincial refund of up to $4,000 (enough to offset tax on about the first $368,000 of value). Toronto is the main Ontario city that also charges a municipal land transfer tax; Markham does not add that extra city tax unless you are buying inside Toronto’s boundaries. FHSA
The First Home Savings Account lets eligible first-time buyers contribute up to $8,000 a year (lifetime $40,000). Contributions are tax-deductible and qualifying withdrawals for a first home are tax-free.
Home Buyers’ Plan
The RRSP Home Buyers’ Plan lets eligible first-time buyers withdraw up to $60,000 per person (couples can combine) to buy or build a home, then repay it over 15 years.
